One of the most common questions we hear is: "How long will it take?" If you're planning a home extension or new-build, it's natural to want a sense of the timeline. But the truth is, every project is different. At Studio 40, we believe in giving clear, realistic expectations from the start. Here's a general overview of what to expect, how long each stage takes, and what factors can influence the overall duration of a residential architecture project.

Quick Overview: The Typical Timeline

Initial Consultation & Brief 1–2 weeks
Concept Design 2–4 weeks
Planning or Permitted Development 8–12 weeks (including prep)
Technical Design & Approvals 4–8 weeks

Total Time: ~6–12+ months from first meeting to finished build

This can stretch longer for larger or more complex homes, or be quicker for modest extensions under permitted development.

 


Stage by Stage Breakdown

1. Initial Consultation and Briefing (1–2 weeks)

This is where it starts. We meet you (usually on site), talk through your needs, budget, and aspirations, and carry out a measured survey if needed.

We then develop a brief: what you want, what you need, and how you want the space to feel.

 


2. Concept Design (2–4 weeks)

We explore layout options, massing, and how to bring in light and flow. You’ll receive a concept pack with drawings and sometimes simple 3D visuals.

We review these with you and refine the direction.

 


3. Planning Application or PD Submission (8–12 weeks)

If your project needs planning permission, we prepare and submit the application. The council's statutory decision period is usually 8 weeks, but we allow extra time for preparation and feedback.

For permitted development projects, we may apply for a Lawful Development Certificate (LDC) to confirm compliance — typically faster.

 


4. Technical Design & Building Regulations (4–8 weeks)

Once planning is approved, we develop detailed technical drawings suitable for Building Control, tendering, and construction.

This includes coordinating with a structural engineer and any other consultants.

 


5. Tendering & Contractor Selection (3–4 weeks)

We issue the drawings to trusted builders, manage questions, and compare quotes. You select the contractor that best fits your needs and budget.

 


6. Construction (3–8+ months)

Obviously this time frame will vary depending upon the size and complexity of your build. A simple single-storey extension might take 3–4 months but a larger renovation or new-build will take 6–8+ months.

We offer contract administration services to help manage the build, check progress, and handle any issues calmly and clearly.
